My Real Estate Realities: 

1. In KS and MO, almost all deals are negotiated twice.  Once for price and terms and the second after the buyer has done inspections.

2.  In both states you are entitled to an inspection (usually within 10 days of contract).  The seller may ask you to take the property "as-is" but you are still entitled to have an inspection at your expense to determine the condition of the property.  At this point you can decide to accept it "as-is" or walk away.

3.  As a buyer you have some leverage to never pay real estate fees or commission. 

4.  Short-Sales are pre-foreclosure properties where the lender may be willing to sell the property or accept a pay-off less than current loan amount.  The tenant owners could still occupy the home during the sales process.

5.  Foreclosure properties are lender-owned properties where a foreclosure has already occurred and the lender currently holds the keys to the property.  These tend to be less stressful than short sale properties.

6.  Homes are selling.  With the downfall in the stock market investors are turning to what they know more about...  real estate.  Regardless of what you hear, if you are looking to move-up to a larger home this could be a perfect time to buy.  Although you may get less for your smaller home, you could save an even greater amount on your new larger home.

7.  In general, the "hotter" markets of yesterday (Los Angeles, Phoenix, Las Vegas, Miami, etc.) are also the markets that have taken the sharpest decline.  There are some FABULOUS deals in other areas of the country if you are looking for a second/vacation home!  I would be happy to assist you in finding an agent outside of our area that  could help you find something.
